Honestly, it depends — and anyone who gives you a number before understanding your project is guessing. The variables that matter most: are you starting from a cold shell or an existing fit-out? Is this a full demolition and rebuild or a refresh of finishes? How complex is the programming? Design fees are typically structured as a fixed project fee based on scope, or as a percentage of construction cost — usually in the range of 8 to 12%. But that math breaks down at both ends. The most useful thing we can do is have a real conversation about your project. We'll tell you honestly what a realistic cost looks like for your specific situation.
Design typically runs around three months — sometimes less for a straightforward scope, sometimes more for a complex one. That's before permits and construction, which add their own timeline depending on the municipality. Vancouver proper runs 8 to 10 weeks for permits. Burnaby and Coquitlam can run up to six months. Build that into your lease commencement date from day one — not as an afterthought.
Yes. Most of our work is in the Lower Mainland, but we design across Canada. If you're outside our backyard, let's talk about what that looks like practically.
Yes — and we've done it many times. A phased construction process can keep your team working while the project progresses around them. It takes more coordination and typically adds time and cost, but for many clients it's the right call. We'll be honest with you about the tradeoffs for your specific situation.
